Estate Agent Career

I bring you an Estate Agent Career, requested by my Mum and teisinho at Mod the Sims! For this career to show up in game, you’ll need Twallan’s Careers Mod:

Patch 1.29 ~ Phase Nine
Patch 1.31-1.36 ~ Phase Ten
Patch 1.38-1.39 ~ Phase Eleven
Patch 1.42-1.48 ~ Phase Twelve
Patch 1.50 ~ Phase Thirteen
Patch 1.55-1.57 ~ Phase Fourteen
Patch 1.63 ~ Phase Fifteen
Only the Base game and World Adventures are needed for this career to work and it will work with any combination of Expansion and Stuff packs.
It was made with patch 1.47 and works on patches 1.47-1.63 and should work on all patch levels, although if it doesn’t, please let me know.
The career is in English, Polish, Danish, German, Spanish, Dutch, French and Brazilian Portuguese (thanks to Katarzyna, Monika, Misling, Gurrcitys, Jarmi, xxjustxmyselfx, GR Kate, cinthila and vini for the translations). I’ll include translation instructions at the end.

The career is based at the Business and Journalism Office. It has ten levels and focuses on the Logic, Charisma and Photography skills.
There are uniforms for all ten levels. You can also edit career outfits with patch 1.31 and above, so I highly suggest using this feature to give your Sims a uniform of your own choosing 🙂
Right now, there are no opportunities. I am going to be attempting this soon, so watch this space!
There are two custom tones, Photograph House, which builds the Photography skill, and Negotiate Price, which builds the Charisma skill.

Career Levels

1. Receptionist ~ So, the life of an Estate Agent attracted your attention, did it? Well you’re not quite selling houses yet, but taking phone calls, booking appointments and chasing the agents around is all you’re employed for right now. Of course, politeness is a requirement for promotion, so be polite even to the most difficult of clients. Your charisma skills (and possibly your patience) need to be focussed on right now!

Days: Monday, Tuesday, Wednesday, Thursday, Friday

2.  Assistant  ~ Your humdrum day is filled with photocopying, printing and putting the property details up in the agency window to catch the attention of innocent passers-by. Admittedly, it’s not challenging work, but at least you’re getting a pretty good idea of prices and what kinds of property sell well.

Days: Monday, Tuesdaym Wednesday, Thursday, Friday

3. Trainee Sales Negotiator ~ This is it! Well, no the top, but it’s a start. At last, you’re out of the office and in the fresh air. Or at least different surroundings. Following an experienced agent around is much more fun than watching the printer ink dry. Occasionally, you’re even able to negotiate with the buyers yourself…with the supervision of you superior, of course. But it’s closer to your goal, so you don’t complain.

Days: Wednesday, Thursday, Friday, Saturday, Sunday

4. Letting Agent ~ Not everyone can afford to buy their houses and a lot of people these days have to rent a house. These are the people you’re going to work with. Be polite, show them around the rentals and do your best to encourage clients to rent from your agency!

5. Estate Agent ~ Now, this is more like it. You’re out and about, showing people around some of the biggest and most aesthetically pleasing houses in town (and some of the smaller…ahem, cosy, houses) and using every ounce of your natural charismatic charm to persuade your clients to buy. Just don’t, whatever you do, lose your patience with the awkward customers, or you’ll be out on your ear before you can say ‘Real Estate’.

6. Senior Negotiator ~ Well, you’ve done your bit showing people around. Now, the question of money. How much is the house for sale for? How much is it really worth? How much can the buyer afford, and what are they offering? What does the seller say? Being a negotiator isn’t always the most pleasant position to be in, but the more you can sell the houses for, the bigger your commission, so get cracking!

7. Commercial Premises Agent ~ So far in your career, you’ve spent your days selling or letting residential buildings. But now, you’re in charge of the commercial buildings for the big and small businesses in town. Prices can fluctuate so quickly, so keep with the times, be as charming as possible and sell those business plots!

Hours:  9.00am ~ 5.00pm
Days: Monday, Tuesday, Wednesday, Thursday, Friday

8. Manager ~ And it’s back to the office for you. But no more with the printing and photocopying of your old days. No, you get to sit back and manage the office. Making sure the receptionists and assistants are actually working and not gossiping is more tiring than you might imagine. But as long as people are buying houses through the agency, you can keep your comfortable office.

9. Surveyor ~ It’s back on the beat for you, but not selling the houses. As a surveyor, you’ll use your knowledge and experience as an estate agent to survey the houses and find out how much they’re worth and report back to the agency. So, off you go, out to the houses not yet on the market and find out how much they’re worth!

10. Agency Owner ~The dream has come true! You’re the new owner of the agency you’ve worked with for so many years. You’ve reached the top and the town is yours! Well, not quite, but you get the idea. Congratulations, your years of dedication and organisation have paid off and now you can relax and enjoy the benefits of your success. You’ve earned it!
